How much does a chimney liner cost, and do I need one?

A liner is part of the venting system, not a cosmetic upgrade. The right material, size and repair plan depend on what the chimney serves.
A chimney liner provides the passage that carries combustion gases through the chimney. Depending on the system, it may be clay tile, metal or another approved lining. If someone recommends a new liner, the first question is why: damage, a missing lining or an appliance change can each lead to a different recommendation.
Does every chimney need a new liner?
No. A chimney that already has an appropriate, sound lining does not automatically need replacement because of its age. On the other hand, a fireplace that appears to work is not proof that the concealed lining is sound. Cracks, open joints or other damage may be out of sight from the hearth.
Cleaning makes a visual evaluation more useful when soot is covering the walls. If the chimney has experienced a fire, or if you are changing the appliance, tell the technician before the visit. Further inspection may be needed to understand the condition and specify the repair. A photo from the fireplace opening cannot establish the condition of the entire flue.
Why there is no one-size-fits-all liner price
We have not published a fixed liner price because the work depends on the actual system. Chimney height, required liner diameter, appliance fuel, insulation requirements and access can all affect the scope. The condition of the surrounding masonry matters too: placing a liner inside a structurally damaged chimney does not fix the structure.
Ask a quote to identify the appliance the liner will serve, the proposed material and size, any insulation or connection work, and whether separate masonry repairs are needed. Comparing two prices without comparing those details can mean comparing two different jobs. The lowest number is not useful if it leaves out work your system requires.
Changing an appliance changes the conversation
A wood stove or gas insert has its own venting specifications. Connecting a new appliance to whatever flue is already there is not a safe default. The manufacturer's instructions and applicable codes determine the appropriate venting arrangement. A listed factory-built chimney is also not repaired by simply borrowing components from a different system.
EPA guidance recommends consulting a qualified installer about whether a masonry chimney needs a liner for a wood-burning appliance. Proper venting supports draft, but a liner should not be promised as the cure for every smoky fireplace. House pressure, obstructions and smoke chamber geometry can also affect performance.
Start with the condition, then the quote
After cleaning, we visually inspect for imperfections and quote any needed repairs afterward, either in writing or verbally. We explain why a liner is being recommended rather than assigning a generic price from a photograph. Until damage or blockage has been evaluated, do not keep using a chimney you suspect is unsafe.
